Abodu Site Prep & Utilities: The San Diego Owner’s Guide
Site prep and utility work for an Abodu unit in San Diego typically runs $12,000 to $35,000 depending on your lot, soil conditions, and how far the utility lines need to run. That covers excavation, grading, trenching, water and sewer connections, the electrical subpanel, and the concrete pad or foundation system Abodu’s design requires. We stock the common fittings, connectors, and panel components on our trucks, so most utility tie-ins move without waiting on parts. Homeowners usually call us after the prefab is ordered and they realize the “site costs” line item on their Abodu quote now needs an actual contractor to execute it.
Here’s the thing Abodu’s sales drawings don’t show: the wet work in San Diego dirt. Our crew has been running sewer lines and pulling electrical feeders through San Diego lots for years, and we know what the inspectors in this county actually check. We are an independent service provider, not affiliated with Abodu, but we work with their unit specs daily.
Which Abodu Models This Applies To

Abodu builds three core models: the Studio (starting around 340 sq ft), the One (roughly 500 sq ft), and the Two (roughly 610 sq ft). The site prep scope differs by unit, not by floor plan. A Studio needs a 100-amp subpanel and a standard 4-inch sewer lateral. The Two typically requires a 125-amp feed and, depending on the lot, a larger water service to handle two bathrooms. The unit’s model plate is on the exterior of the module near the main door and lists the electrical and plumbing requirements in plain numbers. If you don’t have the plate, the order sheet from Abodu also lists the utility stub-out locations and panel specs.
For Abodu specifically, we default to OEM-spec’d utility rough-ins: the panel rated for their interior load, the water service sized to their fixture count, and the sewer lateral placed to match their stub-out depth. The aftermarket parts we stock, like buried conduit sweeps and dielectric unions, are standard trade components from suppliers like Milbank and NDS, but the configuration has to match Abodu’s stub-out drawing. One compatibility gotcha we see often: Abodu’s panels ship pre-wired for a 240V dryer or EV circuit. If your lot only has a 100-amp main and the utility transformer is shared, that load calculation fails city inspection. We verify the load before we trench.
Signs Your Abodu Site Prep & Utilities Is Failing
- Water pressure drops at the ADU when the main house runs irrigation. This usually means the ADU was tied into a 3/4-inch line that should have been a dedicated 1-inch home run. The fix is a new service line from the meter, not another pressure regulator.
- Breaker trips in the ADU when the heat pump kicks on. The subpanel was likely undersized at 60 or 80 amps, or the feeder wire was sized for the wrong temperature rating. Abodu’s Two model needs a 125-amp panel with appropriately sized THHN conductors.
- Sewer smells near the ADU slab after rain. This points to a cracked lateral or a joint that shifted in expansive soil. San Diego’s clay-heavy lots in Clairemont and parts of Chula Vista move enough to separate glued PVC over a few dry seasons.
- Water pools against the slab or crawlspace vapor barrier. Site grading wasn’t sloped away from the unit, or the drainage plan was skipped entirely. Abodu’s foundation tolerances are tight, and standing water voids their own warranty on the structural skid.
- The electrical meter box or underground feeder conduit is cracked or pulling away from the backflow preventer. UV exposure and soil settling are the usual culprits. A cracked conduit lets groundwater in, which corrodes the feeder and eventually creates a short.
Replacement Cost & What’s Included

In San Diego, full site prep for an Abodu unit, meaning foundation or pads, utility trenching, and connections, breaks down like this:
- Site prep only (clearing, grading, basic drainage): $4,500 to $9,000
- Foundation or pad system per Abodu spec: $8,000 to $16,000
- Trenching + sewer lateral + water service: $3,500 to $8,000
- Electrical subpanel, feeder, and hookup: $2,500 to $5,500
- Permit fees and plan check (separate, paid to City of San Diego): $1,200 to $3,500
What drives the range is your lot: slope, access for the excavator, soil type, and the distance from the existing meter and sewer main. A flat lot in Mira Mesa with the utilities 20 feet from the ADU is cheap. A hillside lot in Mission Hills with 80 feet of trench through granite is not. Every bid we write is a fixed price, parts and labor, no change orders. The number you approve before we start is the number on the final invoice. That’s the Garrison Standard, and we’ve held ourselves to it since 2006.
DIY or Call Us?
For site prep and utilities, you can safely handle two things: verifying your Abodu order sheet matches your lot’s actual utility locations, and checking with SDG&E and the City of San Diego for service line ownership. What you should not do is trench and run your own underground electrical feeder or sewer lateral. This work is covered by the California Electrical Code and the California Plumbing Code, and San Diego requires permits and inspections for both. Digging into a live SDG&E primary or hitting a gas line in your backyard is a life-threatening mistake. Reed Calloway has pulled permits in San Diego for years, and he’ll tell you plainly: the trenching is the easy part. The inspection is where unpermitted work fails. Put it in writing, pull the permit, do the work.

FAQs

A properly installed sewer lateral and water service in San Diego will last 40 to 50 years, and the electrical feeder should last even longer since it’s a dry conduit run. The weak points over time are the backflow preventer, which typically fails at the 15-year mark, and the panel breakers, which we see fail in 10 to 15 years under heavy ADU load. If your site prep included proper drainage, the foundation system should match the life of the unit itself. Call (858) 264-3027 for a site assessment if you suspect premature failure.
In many cases, yes. If the lateral has one cracked joint inside a straight run, we can often cut out the bad section and replace it with new PVC, pulled and re-bedded, for under $2,000. If the pipe is bellyed from soil movement or has multiple failures, replacement is the honest fix. We’ll scope the line first and show you what we find before quoting anything.
A typical utility connection package takes 3 to 5 working days from first dig to final inspection. Full site prep with foundation, grading, and all utilities runs 2 to 3 weeks. Weather and City of San Diego inspection scheduling are the two variables we don’t control, but we schedule inspections the day we pull the permit so there’s less waiting.
We stock the electrical connectors, panel breakers, backflow devices, and plumbing fittings needed to tie into an Abodu unit, so you won’t wait on parts. Anything Abodu-specific like their stub-out plates or proprietary skid brackets comes directly from Abodu, and we coordinate that order so it lands before we need it. Call (858) 264-3027 and tell us your model, and we’ll tell you what’s in stock and what needs to be ordered.
