Cover ADU Builders in San Diego: What to Know First
We build, install, and finish Cover ADUs across San Diego as an independent contractor, not a Cover dealer or authorized installer. A typical Cover unit takes our crew 4 to 10 weeks from site prep to final inspection, depending on lot access, foundation work, and utility runs. The price goes in writing before we start, and that number is the number you pay at the end. If you own a Cover unit and need builders who know how these panels go together, call (858) 264-3027 and we’ll walk the site with you.
This page is for Cover owners in San Diego who need someone to handle the foundation, the set, the utility connections, and the finish work, and who want a builder that won’t invent a change order halfway through. We also service Abodu and Dvele units, so if you’re comparing prefab brands, we can talk through what actually holds up here.
How Cover Products Fail – and How We Fix Them
- Envelope sealing at panel joints. Cover’s steel-framed panels arrive factory-built, but the connections between panels and the roof diaphragm rely on field-applied flashing and sealant. In San Diego’s marine layer, we see sealant degradation within a few years on south-facing exposures. The symptom is a faint water stain at an interior corner after heavy rain. We open the joint, clean the original sealant, and re-flash with a marine-grade product rated for coastal salt air.
- Foundation anchor misalignment. Cover ships anchor templates with the panel set, but if the concrete crew pours the slab even a half-inch out of square, the panels won’t seat cleanly. We’ve corrected several Slab-on-grade installs in Clairemont and Mira Mesa where the original builder forced the panels and left stress cracks at the corner connections. The fix is shimming and re-torquing to Cover’s spec, then re-checking the corner welds.
- Moisture intrusion at the door threshold. Cover’s entry door assemblies are factory-hung, but the threshold flashing is a field job. If the installer skips the sill pan or uses hardware-store flashing, water wicks under the door during winter storms. We pull the door, set a proper sloped sill pan, and re-hang with the original Cover hardware so the warranty on the door assembly stays intact.
- Utility chase misrouting. Cover panels have designated chases for electrical and plumbing. When a builder runs Romex or PEX outside those chases, drywall won’t sit flush and the finish trade has to notch framing. We’ve opened walls in North Park units where the previous crew cut panel steel to force a wire through. We re-route to the factory chases, patch per Cover’s structural guidelines, and document everything for future trades.
- Roof membrane wear at parapet caps. Cover’s low-slope roof systems use a membrane that meets the parapet with metal coping. If the coping isn’t lapped correctly, wind-driven rain gets under the membrane edge. Call it out, and we re-flash the parapet and re-secure the coping with the right fastener pattern for San Diego’s wind zones.
Our Cover ADU Builders Process
- 1
Site walk and written scope. We visit the lot, check access, grade, and utility stubs, then hand you a written price. No verbal ballparks, no “we’ll see how it goes.
- 2
Permit and plan review. We pull the permit before any work starts and review your Cover engineering package against current San Diego ADU code. Setback variance, fire rating, and utility capacity all get checked on paper first.
- 3
Foundation and utility prep. We pour or prepare the foundation to Cover’s anchor template, and run water, sewer, and power to the designated connection points.
- 4
Panel set and envelope seal. The Cover unit goes together in sections, and we do the field sealing, flashing, and anchoring ourselves. This is where most independent installs go wrong, so we don’t subcontract it.
- 5
Mechanical, electrical, plumbing finish. We connect everything to the panel chases, set fixtures, and run the required tests. San Diego inspections happen at this stage, and we don’t leave until the inspector signs off.
- 6
Clean site, written guarantee. We haul off all packaging, sweep the grade, and hand you the one-year written guarantee. If something fails inside that year, we come back at no charge.
What Cover ADU Builders Costs in San Diego
A Cover unit itself runs $150,000 to $280,000 depending on size and finish package. Our scope is everything from the slab up and the hookups in, and that typically lands between $45,000 and $95,000 for site work, foundation, utility connections, set, and finish trades. A detached one-bedroom on flat ground will sit at the low end. A hillside lot in La Mesa with retaining work and a long utility run will push toward the top. Permit fees run $8,000 to $25,000 depending on the jurisdiction and any variance requests, and those go to the city, not to us. The price we hand you covers our scope in writing. Call (858) 264-3027 and we’ll give you a real number for your lot.
Why San Diego Homeowners Call Fielding ADU San Diego for Cover Work
We don’t sell the unit, so we’re not incentivized to tell you it’ll be easy when it won’t. We tell you what the lot needs, what the city wants, and what it costs. That’s it. Reed Calloway has been framing and finishing in Southern California for two decades, and his crew knows Cover’s panel system well enough to spot a bad install from the street. Every technician on your job is background-checked, uniformed, and on the clock. The Garrison Standard applies to every project: price in writing before work starts, permits pulled, work done by the book, site left clean, and a written one-year guarantee on workmanship. If you’ve already been burned once, you’ll notice the difference in the first conversation.
FAQs

No. Cover’s warranty covers the factory-built shell and its components. Your builder’s work is covered by your builder. Our work comes with a written one-year guarantee, and we install to Cover’s specifications so the manufacturer warranty on the unit itself stays intact. If something fails on our scope inside the year, we fix it at no charge.
Yes, and it’s a good portion of our Cover work in San Diego. We re-flash panel joints, correct misaligned anchors, re-route utility chases, and re-hang doors. We’ll give you a written list of what’s wrong and what it costs before we touch anything.
Site walk within a week, and we can typically start site work within two to three weeks of a signed contract, depending on the city’s permit queue. The city’s timeline is the city’s timeline, but our part starts the moment the permit clears.
We work with Cover, Abodu, and Dvele units, and we also build conventional ADUs using James Hardie siding and Tuff Shed-style structures. If you’re still choosing a platform, we can give you an honest read on which one fits your lot and budget.
Not unless you change the scope. The number on the contract is the number on the final invoice. If we find something unexpected under the ground, we stop, put the new price in writing, and you approve it before we continue. No surprises at the door.
