Abodu ADU Builders in San Diego: What to Know First
We build and install Abodu ADUs in San Diego as an independent Abodu service provider. A typical Abodu project runs 6 to 10 months from permit submittal to final inspection, and we put the full price in writing before any work starts. You’ll know the number on day one, and it is the same number on the final invoice.
This page is for San Diego homeowners who already own an Abodu unit and need builders who understand how these prefab structures go together, or who are weighing Abodu against a custom build and want straight answers about cost, site work, and the permit process. If you have a failing Abodu foundation, a roof leak at the marriage line, or an HOA that wants structural documentation, we handle that too. Reed Calloway owns Fielding ADU San Diego, and he has been pulling permits across Southern California for nearly two decades. Call (858) 264-3027 for a free estimate.
How Abodu Products Fail – and How We Fix Them
Abodu builds a solid unit. The failures we see in San Diego are rarely the factory’s fault. They are site work problems, drainage issues, and what happens when a previous contractor cuts corners on the foundation or utility tie-ins. Here is what we actually find when we get called out.
- Foundation settlement at the corner piers (Studio and One Series). San Diego has expansive clay soils in neighborhoods like Clairemont, Mira Mesa, and parts of Chula Vista. When the concrete piers under an Abodu settle unevenly, the unit racks slightly and doors start to bind. The fix is not shimming the door. It is lifting the affected corner and pouring a new pier to grade, then re-leveling the unit to Abodu’s factory tolerance. We have done this without removing the unit.
- Marriage line roof leaks (Two Series). The Two Series ships in two modules joined at the center. That seam gets a factory seal, but San Diego’s marine layer and winter rains find any gap left by a rushed site crew. Water shows up as staining at the ceiling near the middle of the unit. We pull the ridge cap, inspect the factory gasket, replace what has degraded, and reseal with a commercial-grade butyl tape rated for coastal exposure. This is a two-day repair done right.
- Drainage failures at the site edge. Abodu units sit low to the ground by design. If your lot slopes toward the unit and the site crew did not install proper drainage, water pools under the unit after every rain. That leads to moisture in the floor assembly and mold at the bottom plate. We regrade the pad, install a perimeter French drain where the lot requires it, and add a vapor barrier under the unit if the original was skipped.
- Utility disconnect at the exterior wall penetration. Abodu pre-plumbs and pre-wires the unit, but the connection from the unit to your main service happens on site. We see poorly sealed penetrations where the conduit enters the wall, and undersized electrical feeders that trip breakers when the mini-split and range run at the same time. We pull a load calc, upgrade the feeder if needed, and seal every penetration with fire-rated caulk.
- Deck and stair attachment rot. Abodu units often get a site-built deck and stair assembly. Untreated lumber against grade in San Diego’s damp-winter climate lasts about six years before rot sets in. We replace with pressure-treated or steel-framed assemblies and flash the connection to the unit properly so water never rests against the sill plate.
Our Abodu ADU Builders Process
Every Abodu job starts with the same discipline. Here is how it runs.
- 1
Site walk and written scope. We visit your San Diego property, measure the setbacks, check the pad condition, and review the existing utility panel. You get a written scope and a written price before any work starts.
- 2
Permit package. We pull the building permit with the City of San Diego or your local jurisdiction if you are in an incorporated area like La Mesa or National City. Abodu provides factory drawings; we handle the site plan, grading plan, and structural calcs for the foundation.
- 3
Foundation and utilities. We pour the foundation to the exact spec Abodu requires, run the electrical feeder, water line, and sewer lateral, and rough in the pad drainage. This is where most failures start, so we do it slow and check it twice.
- 4
Unit delivery and set. Abodu delivers the modules. We coordinate the crane or lift, set the unit on the foundation, and bolt it down to the Abodu spec. We make the marriage line connection if it is a Two Series.
- 5
Finish work and tie-ins. We connect the utilities, trim out the exterior, install the deck and stairs if the project includes them, and handle the final grading around the unit.
- 6
Inspection and handoff. We walk the job with you, correct anything you flag, and pass the final inspection. Then you get the written one-year guarantee in your hand. If something fails in that year, we come back and fix it at no charge.
What Abodu ADU Builders Costs in San Diego

Abodu publishes base unit prices, but the site work is where the real numbers live. In San Diego, you should expect the total project to land between $280,000 and $420,000 for a completed, permitted, turnkey Abodu unit. The variance comes from your lot.
- Site prep and foundation: $35,000 to $85,000 depending on slope, soil, and access. A flat Clairemont lot with street access costs less than a tiered hillside lot in Mission Hills.
- Permit fees and school impact fees: $8,000 to $25,000. San Diego impact fees vary by school district and unit size.
- Utility tie-ins: $10,000 to $30,000. If your panel needs an upgrade, that number rises.
- Deck, stairs, and landscaping repair after the build: $8,000 to $20,000.
We do not bid low and change-order you later. The price we hand you on day one is the price you pay. Call (858) 264-3027 and we will walk your lot and put the number in writing.
Why San Diego Homeowners Call Fielding ADU San Diego for Abodu Work
Most of our San Diego clients have been burned before. They hired a contractor who missed the schedule, moved the price, or never pulled the permit. We operate differently. The Garrison Code is five rules: show up in the window, price in writing, by the book, leave it clean, stand behind it for a year. That last rule is the one people remember. Our 365-Day Done Right Promise means every Abodu job we build is backed in writing for a full year. If it is not done right, we come back and make it right at no charge.
Reed Calloway grew up in the San Fernando Valley and learned the trade through the construction technology program at Los Angeles Trade-Technical College before spending nearly two decades framing, finishing, and pulling permits across Southern California. He and his crew have worked San Diego for years, from garage conversions in North Park to detached units a few blocks from Balboa Park. What you get from him is a fixed-price contract and permits pulled before a single board is cut. We also work with Cover and Dvele units, so if you are comparing platforms, we can give you straight answers about all three without a sales pitch.
FAQs

Yes, and we recommend keeping the factory warranty intact. We coordinate with Abodu’s warranty team on factory defects and handle the site work issues they do not cover, like foundation settlement, drainage failures, and utility tie-ins. Call (858) 264-3027 and tell us what the unit is doing. We will tell you whether it is a factory issue or a site issue.
Yes, we lift and re-level settled Abodu units in San Diego without removing the structure. We pour new piers to grade, re-level to factory tolerance, and re-secure. If you have doors binding or cracks at the interior corners, that is settlement. Call (858) 264-3027 for a site inspection and a written quote.
For factory components under warranty, we use OEM parts so you do not void the coverage. For site work like flashing, drainage, decking, and utility feeders, we use materials that match or exceed the original spec, chosen for San Diego’s coastal climate. We tell you the difference in the written quote before any work starts.

Yes. We pull the building permit, coordinate the site plan and structural calcs, and pass the final inspection. We do not start work until the permit is posted on the site board.
