Boxabl ADU Builders in San Diego: What to Know First
Boxabl ADU installation and construction in San Diego typically runs $12,000 to $45,000 depending on site preparation, foundation type, utility connections, and permitting. Turnaround from permit approval to move-in is usually 6 to 12 weeks. We are an independent Boxabl service provider in San Diego, not authorized by or affiliated with Boxabl, and we put every price in writing before work begins.
If you own a Boxabl Casita and need a builder who understands the product, the San Diego permitting process, and what these units actually require on site, call us at (858) 264-3027. Reed Calloway and our crew have been working San Diego for years, and we’ve handled Boxabl units from Chula Vista to Escondido.
How Boxabl Products Fail – and How We Fix Them
Boxabl units are built in a factory, which means most of what goes wrong on a San Diego lot is tied to site work, weather exposure, and the connection points where the factory unit meets the ground, the grid, and the local building code. Here is what we see most often:
- Casita foundation mismatch. Boxabl specifies a flat concrete pad with tight tolerances. When the pad is off by even a half inch, the folding wall panels bind and the unit does not seat square. We re-level with shim systems and self-leveling compound, then re-secure the anchor points to the pad. This is the single most common fix we perform on Boxabl builds.
- Roof seam leaks after first heavy rain. The folding roof panels create a seam that runs the length of the unit. Factory sealant fails in San Diego because the temperature swings between coastal fog and inland heat cause the panels to expand and contract more than the sealant can absorb. We remove and replace with marine-grade sealant rated for wider thermal movement, then water-test with a hose before we call it done.
- Utility connection chafing at the floor penetration. The Casita ships with factory-flexible plumbing and electrical stubs that exit through the floor. On unlevel pads, those stubs rub against the concrete penetration sleeve. We see chafed PVC and nicked wire insulation on units installed by crews who rushed the set. We sleeve every penetration with protective conduit and inspect the stubs before anything gets covered.
- HVAC condensation in coastal units. The Casita’s split system collects condensation faster in San Diego’s marine layer than the factory drain pan design anticipates. Homeowners in Ocean Beach and Point Loma call us about water staining at the interior corner of the unit. We re-route the condensate drain with proper slope and add a secondary drain pan with a float switch, which the factory setup does not always include.
- Folding-wall alignment drift on older Casitas. Units that have been through multiple temperature cycles can develop small gaps at the hinge points where the walls meet the corners. This is cosmetic at first, but the gap widens and lets air and moisture in. We re-tension the folding hinge assemblies and re-flash the exterior corner seams. Not a full teardown, but it requires someone who knows the hinge mechanism.
Our Boxabl ADU Builders Process
Every Boxabl job goes through the same sequence. No shortcuts.
- 1
Site review and written estimate. We visit the lot, check the pad or prospective pad location, confirm utility access, and give you a written price. That number does not move unless you change the scope.
- 2
Permit walk-through. We identify what the City of San Diego requires for your specific lot: setbacks, lot coverage, fire access, and utility trenching. We pull permits before a single board is cut.
- 3
Foundation prep. We pour or repair the pad to the flatness tolerance Boxabl requires. If you have an existing pad, we check it with a laser level and correct any deviation.
- 4
Set and finish. We set the unit with a crane or lifting crew, anchor it, seal all seams, and connect utilities. We use OEM Boxabl hardware where available, but we are not afraid to substitute quality aftermarket components when the factory part is backordered or has a known weak point.
- 5
Inspection and sign-off. We schedule city inspection, stand there with the inspector, and fix anything flagged on the spot. No callback means you are done.
- 6
Walkthrough and written guarantee. We walk the finished unit with you, show you how the systems work, and hand you the Garrison Standard guarantee in writing. One full year. If it fails, we come back at no charge.
What Boxabl ADU Builders Costs in San Diego

Here are real numbers for the San Diego market based on what we have built and fixed:
- Site prep and foundation pad: $4,000 to $9,000 depending on soil condition, slope, and whether the pad already exists.
- Utility connections (water, sewer, electric): $3,500 to $8,000 depending on distance from the main and whether trenching crosses a driveway or hardscape.
- Permit fees and plan review: $1,500 to $4,000 in the City of San Diego, more in coastal zones with extra environmental review.
- Full Boxabl set and finish: $5,000 to $14,000 depending on access, cranage, and the number of finish items outside the factory package.
What moves the price most is your lot: slope, access, and utility distance. A flat lot in Clairemont with utilities at the curb is on the low end. A hillside lot in La Mesa with a 40-foot trench is not. Call (858) 264-3027 for a written estimate. You will get a number, not a range.
Why San Diego Homeowners Call Fielding ADU San Diego for Boxabl Work
We are an independently owned member of the Garrison Partners family, building to The Garrison Standard since 2006. That standard is plain: show up in the window, price in writing, by the book, leave it clean, stand behind it for a year. Every Boxabl job we touch carries it.
Our crew is background-checked and uniformed. You know who is on your property. We answer the phone with a live person, 24 hours a day, seven days a week. And we are not a one-product shop. We also build and service Abodu, Cover, and Dvele units, which means when a Boxabl job has an uncommon failure, we can draw on what has worked on similar prefab platforms and apply it to yours. Reed Calloway keeps a worn copy of the current San Diego ADU guidelines on his desk. That is not a gimmick. It is just where the thing lives.
FAQs

No. We are an independent Boxabl service provider, not an authorized Boxabl contractor. We will not touch your factory warranty claims or try to handle them for you. What we will do is fix the unit correctly, in writing, and stand behind our own work for a full year under the Garrison Standard. If the defect falls under Boxabl’s factory warranty, we can tell you what to say to their team, but we do not act as their agent.
Yes, and this is a large portion of our Boxabl work in San Diego. The most common issues are unlevel pads, undersized utility stubs, and roof seams sealed with the wrong product. We correct the site work, re-set the unit if necessary, and re-seal everything. Put it in writing, pull the permit, do the work. Call (858) 264-3027 and we will come look.
From permit approval to move-in, 6 to 12 weeks is realistic. The variables are foundation work, utility trenching, and city inspection scheduling. We do not promise a date we cannot hit. We give you a written schedule and we keep it.
Both. If the factory part is available and performs, we use it. If the factory part has a known weak point, as we have seen with the Casita roof seam sealant, we substitute a higher-performing component and document it. You will always know what went into your unit and why.
No. We hand you a written price before work begins, and the number you approve is the number on the final invoice. The only way it changes is if you ask for additional scope. No change orders on our own initiative.
