Boxabl New Detached ADU: The San Diego Owner’s Guide

We stock and install Boxabl-compatible parts for new detached ADUs across San Diego, with most replacements running $350 to $1,200 installed depending on the component and your model year. If you’ve got a failed part, we can usually have a tech out within 48 hours, not weeks. Most owners figure out something’s wrong the hard way: a door that won’t seal, a panel that’s delaminating, or an electrical fitting that trips a breaker every time it rains.

Boxabl units are built in a factory, but they still live in San Diego’s salt air, sun, and occasional heavy rain. That combination is what ages components faster than the spec sheet suggests. The good news is that Boxabl used largely off-the-shelf subsystems for their folding units, which means a failed part is usually replaceable without waiting on a factory shipment from Las Vegas.

Which Boxabl Models This Applies To

The Casita is the unit most San Diego owners have, and it’s the one we see most often for part replacements. Boxabl has also shipped earlier prototype units and a handful of larger configurations, but the production folding modules share a common parts architecture: aluminum frame members, folding wall hinges, a flat-pack roof membrane, and factory-installed plumbing and electrical chases that run through the floor cassette.

The critical compatibility issue with Boxabl is the hinge and seal system. These are not generic hardware-store parts. Boxabl uses a specific continuous hinge profile and compression gasket on the folding wall sections, and the dimensions changed slightly between early 2021 units and the production models that followed. Before you order anything online, check the serial plate riveted to the frame near the utility hookup. The last four digits tell us the production batch, and that determines which hinge and gasket set your unit takes. We stock both the OEM-spec parts and a heavier aftermarket gasket that holds up better in coastal humidity. For most San Diego owners within a few miles of the coast, we recommend the aftermarket gasket: the OEM material is fine for desert climates but breaks down faster in salt air.

Fielding ADU San Diego is an independent service provider. We are not affiliated with Boxabl, which means we replace parts based on what actually lasts here, not what the factory brochure says.

Signs Your Boxabl New Detached ADU Is Failing

  • Drafts or visible light around the folding wall seams. The compression gasket has flattened or cracked. This is the most common failure on San Diego units, especially ones within three miles of the coast where salt and UV work on the rubber year-round.
  • Water staining on the interior floor near the wall joints. The roof membrane or the wall seam flashing has failed. On a Boxabl, the folding wall joint is the first place water finds a path, and once the gasket goes, water follows the hinge line straight down.
  • A folding wall that binds or won’t fully close. The hinge has worn or the frame has shifted slightly on its foundation pads. Boxabl’s folding panels are heavy, and a misaligned hinge puts stress on the entire frame.
  • Breakers tripping when it rains. The exterior electrical chase or the connection point where the factory wiring meets your site electrical has a failing seal. Salt air corrodes the connections faster than you’d expect.
  • Soft spots in the floor near the utility connections. The floor cassette has taken on water, usually from a failed gasket around the plumbing penetrations. By the time you feel a soft spot, the leak has been active for months.

Replacement Cost & What’s Included

In San Diego, here’s what you should expect to pay for the most common Boxabl part replacements:

  • Folding wall gasket set: $350 to $600 installed, depending on your unit’s batch and whether we’re doing one wall or all four.
  • Hinge replacement (single wall section): $450 to $800 installed, including realignment of the folding panel.
  • Roof membrane patch or seam reseal: $500 to $1,200 depending on how much of the seam has opened up.
  • Exterior electrical chase seal and connection box: $300 to $550 installed.
  • Floor cassette plumbing penetration reseal: $400 to $700, more if the subfloor has started to rot and needs sectioning.

The price goes in writing before we start, and it stays that number on the final invoice. The Garrison Standard backs every replacement we do for 365 days: if the part fails or the install wasn’t done right, we come back and make it right at no charge. No fine print. Reed Calloway put that promise in writing years ago because he got tired of watching homeowners get burned by contractors who priced low and changed the number at the door.

What drives the range: your unit’s production batch, how long the part has been failing, and whether water damage has spread beyond the failed component. A gasket we catch early is a $400 fix. A gasket that’s been leaking for two wet seasons might mean subfloor work underneath.

DIY or Call Us?

Some things you can check yourself: look at the gasket material around your folding walls. If it’s cracked, flattened, or pulling away from the frame, you’ve found the problem. You can also run a hose along the roof seams on a dry day while someone watches the interior joints for water. Those are diagnostic steps, and they save time when you call us.

What you shouldn’t do is attempt to replace the hinge or gasket yourself. The folding wall sections on a Boxabl weigh several hundred pounds each and are under constant tension from the hinge mechanism. If a panel shifts while you’re working on it, you’re looking at a crushed hand or worse. The electrical chase connections are live, and working inside the floor cassette means cutting into structural framing. Reed and the crew do this work with the right supports, the right tools, and a permit pulled when the repair falls into the city’s scope. Put it in writing, pull the permit, do the work. That’s how we operate. Call (858) 264-3027 and we’ll tell you over the phone whether your issue sounds like a gasket, a hinge, or something else entirely.
