Cover Garage Conversion ADU: The San Diego Owner’s Guide
If you own a Cover prefab ADU in San Diego and a component has failed, we stock replacement parts for Cover units and install them for a typical range of $450 to $2,400 depending on the part. Most replacement work is done the same day we show up, and we carry common Cover-compatible hardware on our trucks. The way most San Diego owners find us is simple: something stopped working, usually a door, a seal, or an electrical fixture, and the last thing they want is a contractor who has never touched a prefab panel system before.
Cover builds panelized homes, which means tolerances are tighter than a stick-framed garage conversion. The parts are not always interchangeable with what Home Depot stocks, and that is exactly where we come in. Reed Calloway and our crew have been inside enough Cover units in San Diego to know what matches and what will bind, warp, or leak within a season.
Which Cover Models This Applies To

Cover manufactures modular units across a few series designs, and the garage conversion application matters because the existing slab, wall interface, and electrical rough-in are often part of the original Cover install. We work on Cover S, Cover L, and Cover Accessory units here in San Diego. The most common compatibility issue we see is with door hardware and weather sealing: Cover units use a specific reveal dimension on their panel joints, and a standard off-the-shelf threshold or sweep will not seat correctly. If you are ordering a part online without checking, you are guessing.
Your unit has a serial plate, usually inside the main electrical panel cover or on the frame near the entry door. That plate lists the series code and the manufacturing date. Take a photo of it before you call us. It saves a lot of back-and-forth. On OEM versus aftermarket: for trim, seals, and interior hardware, quality aftermarket parts work fine and often cost 30 to 40 percent less. For electrical components and anything tied to the panel system’s structural clips, we use OEM or certified equivalents. Cover units are not rare in San Diego, but their parts are not sitting on every supply house shelf in Miramar either.
Signs Your Cover Garage Conversion ADU Is Failing
- Door binding or dragging along the threshold. Panelized units settle slightly on San Diego’s expansive clay soils, especially in Clairemont and parts of North Park. When the frame shifts a quarter inch, the door reveals go out of square and the hardware grinds.
- Musty odor near the wall-to-slab interface. This usually points to a failed or incorrectly installed sill gasket. The gap lets moisture wick up from the slab, and in a garage conversion, the original slab often slopes toward the old vehicle door opening.
- Intermittent electrical dead spots on one wall circuit. Cover units use pre-wired chases behind the panels. If a wire got pinched during the original garage retrofit or a receptacle failed, the symptom shows up as one dead outlet or flicker, not a full-panel trip.
- Visible cracking at interior panel seams. Hairline cracks are normal. Cracks wider than about 1/16 of an inch that keep expanding usually mean a corner was not shimmed correctly during the original garage slab prep or the unit has shifted.
- Water staining at window corners after rain. San Diego does not get much rain, but when it does, it finds bad flashing fast. Cover window openings use a specific flashing tape detail. If the original installer skipped it, the first real storm in January shows it.
Replacement Cost & What’s Included

Here is what San Diego homeowners can expect to pay for common Cover garage conversion ADU repairs, installed:
- Door hardware replacement (lockset, hinges, closer): $280 to $750
- Weather sealing package (threshold, sweeps, sill gasket): $450 to $1,100
- Electrical receptacle or fixture replacement inside panel chase: $180 to $520
- Panel seam repair and refinish: $600 to $1,900 depending on how many seams
- Window flashing correction and interior repair: $800 to $2,400 if water got behind the panel
Every quote includes the part, labor, and cleanup. The price we write down before we start is the price you pay at the end. No change orders because we misjudged the job. That is the Garrison Standard, and it has been our rule since Garrison Partners started building this way in 2006. If our work fails within 365 days, we come back and fix it at no charge. In writing.
DIY or Call Us?
You can safely check a few things yourself: tighten a loose lockset with a screwdriver, clean out an obstructed door track, reset a tripped GFCI. Those are reasonable homeowner tasks. Where we recommend you stop and call us is anything involving the panel system’s structural connections, electrical wiring inside the chases, or flashing work at window and door perimeters. Cover panels are load-bearing components. If you try to cut into one to run a new outlet and hit a structural clip, you have created a problem that costs more to fix than the outlet was ever worth. We have seen it. We are at (858) 264-3027 when you are ready to hand it off.
FAQs

Interior hardware and electrical components typically last 10 to 15 years in San Diego’s mild climate; weather seals and exterior gaskets usually need replacement within 5 to 8 years, sooner if your unit faces direct afternoon sun in East County. Salt air near coastal neighborhoods like Ocean Beach and Point Loma accelerates corrosion on metal hardware faster than inland locations. Call (858) 264-3027 and we will inspect your unit and give you an honest read on what is wearing and what has years left.
Some parts can be repaired, but the honest answer is that most Cover-specific hardware and seal components are not designed to be serviced in place. A warped threshold, a failed window gasket, or a worn door closer is usually cheaper to replace than to attempt a repair that fails again in six months. If it is a fixable issue, we will tell you that up front and charge you for the fix, not for a part you don’t need. Call us and we will give you a straight answer and a written price either way.
Most single-part replacements take 2 to 4 hours once we are on site. Common hardware like door seals and receptacle swaps are under an hour. A panel seam repair or window flashing correction can take a full day because we let the sealants cure properly before calling it done. We will give you a time window before we start, and we keep it. Call (858) 264-3027 and we will schedule a time that works.
We stock the common wear items on our trucks: thresholds, sweeps, standard door hardware, silicone sealants matched to Cover panel finishes, and common electrical components. If your unit needs something Cover-specific that we do not carry, we order it and typically have it in hand within 3 to 5 business days. We will tell you before we quote which bucket your part falls into, so there are no surprises on timing. Call (858) 264-3027 with your serial plate number handy and we will check stock while you are on the phone.
Fielding ADU San Diego is an independent service provider and is not affiliated with Cover. We also stock parts for Abodu and Dvele units. Put it in writing, pull the permit, do the work.
