James Hardie New Detached ADU: The San Diego Owner’s Guide

We install James Hardie siding and trim on new detached ADUs throughout San Diego, and we stock the common profiles, gauges, and fasteners on our trucks so most supply runs happen before the job starts, not during it. A new detached ADU wrapped in James Hardie fiber cement typically lands between $180,000 and $320,000 in San Diego depending on square footage, site prep, and utility trenching – and the Hardie package itself usually runs $14,000 to $28,000 of that number installed. Most owners find us after a contractor walked off mid-frame or after they pulled a permit themselves and realized the siding spec alone has more gotchas than the rest of the exterior combined.

Here’s the thing about James Hardie on a detached ADU: the product doesn’t fail quietly. It cracks at fastener lines when installed too close to the edge, it swells at the bottom course when clearance to grade drops below two inches, and it telegraphs every framing imperfection underneath it because fiber cement has zero forgiveness. By the time you see it, the mistake was made months earlier.

Which James Hardie Models This Applies To

A new modern ADU with wood cladding

For new detached ADUs in San Diego, we work primarily with HardiePlank lap siding (the 5/16-inch thick, 8-1/4-inch exposure profile) and HardiePanel vertical siding in either smooth or Sierra 8 finish. Trim is HardieTrim 5/4 boards or the 4/4 and 1-inch options when the design calls for a tighter reveal. The compatibility gotcha most owners miss: HardiePlank requires a 1-1/4-inch minimum fastener edge distance, and the product’s own printed installation instructions supersede whatever the framing layout suggests. If the framer set studs for speed and not for siding, you’ll have rows of blown-out edges within three years.

Identifying the right profile is a tape measure job. HardiePlank lap comes in 5/16-inch and 3/8-inch thicknesses; the 5/16-inch product is the workhorse for ADUs because it sits flatter against the wall and is easier to flash cleanly at windows and the roof-to-wall line. HardiePanel runs 4×8, 4×9, and 4×10. On a narrow lot ADU in neighborhoods like Normal Heights or City Heights, the panel option often saves enough labor to matter. We specify OEM James Hardie product on every new build. The aftermarket fiber cement equivalents don’t carry the same hail warranty rating, and in coastal San Diego, salt fog ages cheaper board differently than it ages Hardie’s proprietary finish.

Signs Your James Hardie New Detached ADU Is Failing

  • Waviness across the wall plane. This is almost never the siding’s fault. It means the framing underneath wasn’t planed or shimmed before the board went on. Hardie shows every 1/8-inch dip. The fix is remove and re-frame, not caulk, and the longer you wait the more board you replace.
  • Edges chipping at the fastener line. The installer nailed too close to the edge or drove the fasteners too deep. Once the edge breaks, water rides the seam into the wall cavity. In San Diego’s winter rain pattern, that’s a standing leak you won’t see until the drywall stains.
  • Bottom course swelling or discolored. Hardie requires a minimum 2-inch clearance from finished grade. In San Diego clay soils that heave with the rain, that clearance disappears fast. Swollen board at the base means the clearance was probably short from day one.
  • Caulk joints cracking at trim and window lines. Fiber cement moves. The caulk joint is designed to flex. If the installer used a cheap acrylic instead of a rated elastomeric, the joint fails in two San Diego summers and now you have open gaps at every penetration.
  • Paint peeling in sheets, not flakes. This is a surface prep failure. Hardie’s pre-primed board still needs a clean, dry surface and the right topcoat. We see this most on ADUs where the painter sprayed in damp coastal air or over dust from the framing stage.

Replacement Cost & What’s Included

The bedroom inside a new ADU

For an existing detached ADU that needs a James Hardie exterior replaced or repaired, San Diego pricing splits into two buckets. A partial replacement (one wall section, a bottom course, or a band around a window) typically runs $1,800 to $4,600 installed, including tear-off, disposal, new Hardie board, flashing, and repainting the affected area. A full re-side of a 400 to 600-square-foot ADU runs $13,000 to $26,000, and that price includes removing all existing siding, inspecting and correcting the weather-resistive barrier, new Hardie product installed to the manufacturer’s printed clearances, and a complete paint package with back-rolled edges. The wide range is real: it depends on whether the framing underneath needs work, what the lot access looks like, and whether the existing barrier is salvageable.

Every quote from Fielding ADU San Diego is a written, line-item price before work starts. You’ll see the board count, the fastener schedule, flashing allowances, paint scope, and disposal. The number on the estimate is the number on the final invoice. That’s not a promise we hope to keep; it’s the Garrison Code the way Reed Calloway runs it.

DIY or Call Us?

You can safely check the clearance between your bottom course and the grade, run a straightedge across the wall to see how much daylight shows, and take photos of any cracked or swollen board before you call. That’s useful information and it sharpens the quote.

What should not be DIY is removing and reinstalling fiber cement. Hardie board is heavy, silica dust from cutting it is a genuine respiratory hazard, and a bad flashing detail at the point where the ADU wall meets the roof or foundation will rot the framing inside a single rainy season. We’ve corrected enough “I watched a video” jobs to know the pattern: the first board comes off easy and the fourth board reveals why the third contractor priced it that way. Put it in writing, pull the permit, do the work. If you’d rather not, call us at (858) 264-3027 and we’ll price it properly the first time.

How long does James Hardie siding last on a San Diego ADU?

James Hardie fiber cement carries a 30-year limited product warranty, and in San Diego’s climate the board itself routinely lasts 35 to 50 years when installed to clearance and fastener specs. The painted finish lasts 10 to 15 years before it needs a recoat, sooner if the ADU faces full western sun in a neighborhood like Clairemont or Mira Mesa. The board is not the weak link. The installation is. Call (858) 264-3027 if you want us to check the install before the warranty clock runs out.

Can a failing section be repaired instead of replaced?

Yes, in most cases a bad bottom course or a cracked board can be cut out and replaced without touching the surrounding siding, and that’s usually a $400 to $900 repair before paint. But if the failure is at fastener lines across multiple courses, the problem is systemic – the fix is a re-side, not a patch. We’ll tell you which one you have after we look at it. Estimates are free.

How long does a James Hardie re-side on an ADU take?

For a full re-side of a typical San Diego detached ADU, expect four to seven working days from tear-off to painted final. A partial repair is usually done in one day. Weather in San Diego rarely stops exterior work, but we build in a buffer for the times it does. Call (858) 264-3027 and we’ll give you a written schedule with the written price.

Do you stock James Hardie replacement parts on the truck?

We keep common HardiePlank profiles, HardiePanel sheets, HardieTrim boards, and the correct flashing and fasteners in our San Diego inventory, and we can source any non-stock profile from a local supplier faster than the national chains can ship it. We also carry compatible profiles for Abodu, Cover, and Dvele prefab builds, since those factory units frequently ship with Hardie or Hardie-equivalent cladding. If we can’t match a discontinued trim profile, we’ll say so before you pay for anything. Fielding ADU San Diego is an independent service provider, not affiliated with James Hardie or any of those prefab brands.
