Mighty Buildings Junior ADU Conversion: The San Diego Owner’s Guide
We stock and install Mighty Buildings-compatible junior ADU conversion components across San Diego, with most replacements running $1,400 to $3,800 installed depending on what failed and which Mighty Buildings module you own. We carry the common wear items on the truck and can usually have the part matched and the swap scheduled within a few days, not weeks. The way most owners discover a problem is subtle: a soft spot near the door threshold, a window that no longer closes square, or a utility chase that’s started letting moisture wick up from the slab. These prefab modules settle differently than stick-frame construction, and the failure pattern is usually in the transition points where factory-built panels meet the San Diego site work.
Fielding ADU San Diego is an independent service provider and is not affiliated with Mighty Buildings. We work on their modules because we know how they’re put together, and because too many owners in San Diego have been left holding a one-year-old prefab unit with no local crew willing to touch it.
Which Mighty Buildings Models This Applies To

Mighty Buildings builds its panels using a proprietary composite that does not behave like lumber, drywall, or fiber cement. The junior ADU line (typically the 400 to 600 square foot modules) uses factory-cast wall sections with integrated utility chases, and the conversion points, door frames, window bucks, mechanical penetrations, and foundation tie-downs, are where compatibility matters most.
The OEM parts from Mighty Buildings are specific to your module’s production series, and the series is stamped on a metal tag inside the utility closet or on the underside of the entry threshold. Before you order anything online, take a photo of that tag. A part from a different production run will not always mate cleanly, especially on the window bucks and the chase covers, where dimensions changed between series. For most owners in San Diego, the better decision is a quality aftermarket equivalent with the correct dimensional match, not a gray-market OEM part that may have been pulled from a decommissioned display unit.
We also work with Abodu, Cover, and Dvele modules, so if you have more than one prefab brand on the property or you’re not entirely certain what you have, we can identify it on site.
Signs Your Mighty Buildings Junior ADU Conversion Is Failing
- Gap opening at the top corner of a door or window. The composite panel is moving relative to the frame. In San Diego’s clay-heavy soils, especially in Mission Valley and parts of Chula Vista, seasonal ground movement pulls on the tie-downs and the module twists enough to bind a door. The fix is re-shimming and fastener torque, not a new door.
- Soft spot or delamination near the base of an exterior wall. This is almost always a failed flashing detail where the module meets the site-built stem wall. Water wicks up behind the panel, and the composite skin separates. Caught early, it’s a $400 to $900 repair. Left alone, the panel is compromised.
- Utility chase cover that won’t seat. The chase covers on Mighty modules are friction-fit with a gasket. When the gasket dries out, which happens faster within a mile or two of the coast because of the salt air, the cover pops loose and the chase starts drawing in moisture and pests.
- Cracking along the interior corner seams. Mighty panels are joined with a flexible sealant that has a finite service life. Inland San Diego’s heat cycling, think El Cajon or Santee, hardens that sealant faster than the coastal climate. The cracks you see are the sealant, not the panel, and they’re repairable.
- Floor transition lifting where the module joins the entry landing. The factory transition strip is aluminum and is fastened through the panel edge. If the landing slab settled even a quarter inch, the strip tugs on the panel and starts to lever loose. We see this on junior ADUs throughout San Diego, and it’s one of the most common reasons for a foundation inspection.
Replacement Cost & What’s Included

In San Diego, a Mighty Buildings junior ADU conversion repair or part replacement generally runs:
| Work | Typical Range (Installed) |
|---|---|
| Re-flash and reseal base transition | $400 – $900 |
| Utility chase cover replacement | $180 – $380 |
| Window buck repair and re-shim | $350 – $750 |
| Corner seam sealant replacement | $500 – $1,200 |
| Threshold and transition strip replacement | $300 – $700 |
| Door re-hang and frame correction | $450 – $1,100 |
Every number gets put in writing before we start, and that’s the number on the final invoice. The Garrison Standard covers workmanship defects for 365 days; if something fails inside that year, we come back and make it right at no charge. We don’t write change orders because we don’t bid blind.
DIY or Call Us?
Some of this you can inspect yourself without getting hurt. Check the visible seams, look at the threshold, and take photos of any gap or crack with a tape measure for scale. But these modules are not stick-frame construction, and the composite panels are load-bearing. Re-torquing tie-downs, pulling the chase covers, and cutting into a panel to inspect the interior are not weekend tasks. You’re not fixing a fence post here. If the part you’re looking at involves the foundation connection or the module’s structural shell, that is work for someone who has done it on Mighty buildings specifically.
If you’re not sure whether it’s cosmetic or structural, call us at (858) 264-3027. We’ll tell you over the phone what to photograph and send us before we ever schedule a truck. Reed Calloway keeps a worn copy of the current San Diego ADU guidelines on his desk for a reason: half of what we fix was caused by the wrong retrofit, not the module itself.
FAQs

The panels themselves are warrantied by Mighty Buildings, but the transition parts, sealants, gaskets, and flashings we replace typically last 5 to 10 years in San Diego’s climate, less within a few miles of the coast because of salt air, and more inland where the air stays dry. The soil movement in parts of the county shortens the tie-down and shim life regardless of climate.
Sometimes. A sealant joint can be cleaned and re-sealed, and a threshold can often be re-fastened with the proper torque. But a delaminated panel or a cracked window buck is a replacement, not a patch. We won’t sell you a repair that buys you six months when the part is done. Call (858) 264-3027 and describe what you’re seeing, and Reed will tell you straight which one it is.
Most single-part replacements on a Mighty Buildings junior ADU take one day on site. Re-flashing a base transition or replacing a chase cover is a half-day. If the foundation connection is involved, plan for two visits, one to assess and one to correct. We schedule the work in writing, including the date and the crew size.
We stock the common wear items, chase covers, threshold strips, standard gaskets, and sealants, on the truck for Mighty Buildings modules and for Abodu, Cover, and Dvele as well. If your part is series-specific and not on the truck, we source it and confirm the exact part number with you before ordering. No guessing, no “it’s on backorder” silence.
Put it in writing, pull the permit, do the work. If you own a Mighty Buildings junior ADU in San Diego and something isn’t right, call (858) 264-3027 for a free estimate. A live person answers, day or night, and you’ll get a written price before any work starts.
