Mighty Buildings New Detached ADU: The San Diego Owner’s Guide

We stock and install Mighty Buildings-compatible parts for new detached ADUs across San Diego, with most replacement jobs running $400 to $1,800 installed depending on the component. Most owners find out a part has failed the hard way: a door binds, a panel delaminates, a window seal fogs, or water shows up where it shouldn’t after a heavy rain. The good news is that a Mighty Buildings unit is modular by design, which means the failing part can usually be isolated and swapped without touching the rest of the structure.

We’re an independent San Diego service provider, not a Mighty Buildings dealer or warranty affiliate. That matters because we stock aftermarket equivalents where they make sense and source OEM Mighty Buildings components when the part is proprietary. Either way, you get a written price before we order anything.

Which Mighty Buildings Models This Applies To

A small deck outside a new ADU

Mighty Buildings manufactures its ADU shells using a 3D-printed composite panel system, and the company has shipped units under several model names since it began production. The most common ones we service in San Diego are the Mighty Duo, Mighty Mod, and Mighty Quatro lines, plus a handful of early Flex House units that predate the current naming. The parts that fail are generally not the printed composite panels themselves; those hold up well in Southern California’s climate. What fails are the interfaces: the window glazing, the door hardware, the corner trim seals, the roof flashing, and the mechanical connections where the module meets the foundation.

Before calling us, check the metal placard on the interior of your unit, usually inside a closet or utility chase. It lists the model name, the factory serial number, and the date of manufacture. If you can’t find the placard, measure the panel thickness with a tape measure at a door or window rough opening. Mighty Buildings uses a 3/8-inch composite skin over a printed polymer core on most current production, and early units measured slightly differently. Knowing the exact model saves us a return trip and saves you a second service fee.

On the OEM-versus-aftermarket question: for proprietary items like the corner joint extrusions and the printed sill plates, we order OEM Mighty Buildings parts directly. For commodity items like door seals, window gaskets, and flashing, we use domestic aftermarket equivalents that meet or exceed the original spec, and we tell you the brand we’re putting in before we install it. You are not obligated to take the aftermarket part; if you want Mighty Buildings OEM on a commodity item, say so and we’ll price it that way.

Signs Your Mighty Buildings New Detached ADU Is Failing

  • Condensation between the window panes. The factory-installed dual-pane glazing on some Mighty Buildings units shipped with a seal that degrades under direct Southern California sun exposure. Once the seal fails, the insulating gas escapes and the window fogs permanently. The fix is a replacement glazing unit, not the whole window frame.
  • The entry door drags or won’t latch. The composite door frame can shift slightly over the first two years as the unit settles onto its foundation. You’ll see wear on the strike plate or a visible gap that wasn’t there at move-in. This is usually an adjustment issue, but sometimes the door hinge jamb has pulled loose from the panel and needs re-securing.
  • Water staining at the roofline or around the window corners. The roof flashing on modular ADUs takes more movement than a site-built roof because the module flexes during transport and settling. Flashing that was sealed at the factory can crack a seam open after a few hot San Diego summers and cool winters. Staining means the water is already getting in; it needs to be addressed before the framing behind the panel wicks moisture.
  • A hairline crack in the corner trim or sill extrusion. Those exterior trims are cosmetic and protective. A crack there lets wind-driven rain behind the panel, which leads to the exact problem above. Replacement trim is inexpensive; water damage behind it is not.
  • You hear popping or creaking at the module seam. Detached Mighty Buildings ADUs are set on piers or a slab, and the interface between the module and the foundation can work loose over time. The sound you’re hearing is usually a foundation connector or a shim shifting. It’s worth having it checked before the unit’s weight transfers somewhere it shouldn’t.

Replacement Cost & What’s Included

The living room inside a new ADU

Here’s what we’re quoting on most Mighty Buildings part replacements in San Diego right now:

  • Window glazing unit replacement: $400 – $800 per window, installed, depending on size and whether it’s OEM or aftermarket glass.
  • Entry door adjustment or hinge re-securing: $250 – $500, including new hardware if the existing hinges are worn.
  • Roof flashing repair or replacement: $600 – $1,200, depending on how much of the flashing run is compromised and whether we need to re-seal adjacent panel seams.
  • Corner trim or sill extrusion replacement: $300 – $700 per section, part and labor included.
  • Foundation connector re-tightening or shim replacement: $500 – $1,000, depending on access and how many points need correction.

Every price above is a written, line-item quote before work starts. That’s The Garrison Code, and it’s not a slogan, it’s how we operate: show up in the window, price in writing, by the book, leave it clean, stand behind it for a year. The Garrison Standard covers our workmanship and the parts we install for 365 days. If the part fails or the repair doesn’t hold inside that year, we come back and fix it at no charge.

DIY or Call Us?

You can check a few things safely without calling anyone. Look for a telltale water stain, test the door latch yourself, and note where the fogging is. If you’re comfortable on a ladder, you can photograph the flashing from a distance. What you should not do is attempt to re-secure a foundation connector, pull trim, or re-caulk a flashing seam on an elevated roof line. Roof work on any structure carries fall risk, and a poorly sealed flashing job on a composite panel system turns a $600 repair into a $3,000 water-damage claim behind the panel. If the part is up high, under tension, or holding back water, call us instead. Our crew is background-checked, uniformed, and shows up with a written quote in hand. Call (858) 264-3027.
