Plant Prefab New Detached ADU: The San Diego Owner’s Guide

We stock and install replacement parts for Plant Prefab detached ADUs across San Diego, with most new detached ADU component replacements running $1,200 to $4,800 installed depending on what failed. Most parts are on our truck or sourced within two business days. How owners usually find us: a water stain appears on the ceiling, a breaker trips and won’t reset, or the mini-split starts making a sound it didn’t make last summer.

Plant Prefab builds tight, well-engineered units. When something fails, it’s rarely the structure. It’s a mechanical, electrical, or envelope component that wore out or was installed under pressure during the factory line’s busiest quarter. The good news is that most of these parts are standard-spec and replaceable without touching the structural frame.

Which Plant Prefab Models This Applies To

ADU plans, samples and a small model on a desk

Our crew has worked on Plant Prefab’s ADU series lines including the Cedar, Live Oak, and Redwood plans, plus the older LivingHome ADUs that show up in neighborhoods like Clairemont, Mira Mesa, and University City. The part compatibility question comes down to one thing: the build packet. Plant Prefab units ship with a documentation binder or digital record that lists every component model and serial number. If you have that, we can match parts same-day in most cases.

If the binder is gone, we identify parts by manufacturer labels on the equipment itself: the mini-split condenser tag, the water heater rating plate, the breaker panel schematic, the window etching codes. One Plant Prefab-specific gotcha: their earlier ADU series used a narrower 24-inch door slab on closets and utility rooms. Big-box replacements are 28 or 30 inches. We order the correct width through a millwork supplier, which adds two to three days but avoids a trim job that looks wrong. Another: several Plant Prefab ADUs in San Diego use a proprietary sill flashing detail that matches their 2×6 exterior wall assembly. Off-the-shelf replacement sill gaskets from a hardware store don’t seat correctly. We carry the correct profile.

We are an independent service provider, not affiliated with Plant Prefab. When OEM parts are the smart call, we order from the original manufacturer. When a quality aftermarket equivalent is genuinely better or faster to source, we tell you and price it lower. You decide.

Signs Your Plant Prefab New Detached ADU Is Failing

  • Mini-split runs but doesn’t cool or heat. Most common culprit in San Diego’s coastal air is a failed capacitor or a refrigerant leak at a flare fitting. The compressor is usually fine. We diagnose before quoting.
  • Breaker trips repeatedly on one circuit. Factory-installed AFCI breakers are sensitive. A failing outlet, loose wire nut, or degraded appliance cord will trip them. This is not a nuisance trip to ignore.
  • Water stain on the ceiling or wall corner. On Plant Prefab ADUs we’ve seen this traced to a roof penetration seal at the mechanical chase or a failed tape seam at the wall-to-roof junction. San Diego’s dry summers mask small leaks until winter rain exposes them.
  • Door or window sticks, or won’t latch cleanly. Modular units settle slightly after placement on piers or a slab. Usually a hinge adjustment or striker plate re-set. If the slab itself has moved, that’s a different conversation.
  • Water heater rust at the base or pilot won’t hold. Tank water heaters in ADUs tend to die younger than the house unit because they cycle harder. A rust ring at the base is a replacement signal, not a repair signal.

Replacement Cost & What’s Included

Installed replacement costs in San Diego for Plant Prefab ADU components break down like this:

  • Mini-split capacitor or control board: $280 to $650
  • Full mini-split head or condenser replacement: $1,800 to $4,800 depending on BTU rating and line-set access
  • Breaker or outlet replacement: $140 to $380
  • Water heater swap (tank or tankless): $1,400 to $3,200 including disposal and code-required strapping
  • Door slab, hinge, or threshold repair: $220 to $900
  • Roof penetration re-seal: $350 to $1,100 depending on access and extent

Every price we give is written before work starts and includes parts, labor, and disposal. The number you approve is the number on the final invoice. Our Garrison Standard guarantee covers workmanship for 365 days. If something we touched fails inside that year, we come back and correct it at no charge.

DIY or Call Us?

Some things you can check safely before calling: the breaker position, the thermostat setting, the air filter. That’s about it on a Plant Prefab ADU. The electrical panel in these units is tight, and factory wiring is not a place for a homeowner with a multimeter and a YouTube video. Same rule applies to refrigerant lines. If you hear hissing near the condenser, do not poke at it. Shut the unit off and call us.

The pattern we see in San Diego: a homeowner opens the panel to “just look,” trips something worse, and the small repair becomes a bigger repair. As Reed Calloway puts it: “Put it in writing, pull the permit, do the work.” That’s how we run it. Call (858) 264-3027 and we will tell you over the phone what we think it is, what it costs, and when we can get there.
